Europa Village (by Delawie, a LEO A DALY Studio) has transformed a sprawling 40-acre expanse in Temecula’s wine country into three distinct and immersive cultural encounters. Meandering along a grand boulevard paved with elegant brickwork, guests are invited to partake in a journey into the food and wine culture of Spain, Italy and France.

Bolero, characterized by its Andalusian Spanish style, exudes an atmosphere of timeless charm. Intricate tile mosaics, serene interior courtyards, graceful archways, wood details, and textured stucco offer a rich experience. A prominently featured open-cast bell tower is reminiscent of the churches and mosques from which this style of architecture originated. Bolero not only beckons as a picturesque setting for weddings, gatherings, and special occasions but also boasts a wine and sherry tasting room, olive oil tasting, a Tapas bar, an Old-World micro-brewery, and themed retail boutiques. Complementing these offerings are 10 exquisite guest casitas, offering an elegant repose.

Vienza will transport you to the heart of Italy with rolling vineyards, graceful archways, rustic stone facades, and inviting courtyards. This romantic winery with its own tasting room, provides a serene respite with a 44-room hotel, pool, luxurious spa, and a comforting restaurant that will transport you to the heart of Tuscany. It also includes a Great Hall for events with views of the vineyards and a small outdoor amphitheater for live music shows. The family-friendly setting evokes the cherished feeling of home.

C’est la Vie will be the last phase implemented into Europa Village. Drawing on the culture of France, it will complete the trio of cultural experiences to celebrate the three most renowned wine countries. It will include a French style country state winery with a tasting room, barrel storage room, retail shops, automobile collection room, and a 10 room Bed and Breakfast Inn.

The new Critical Care Center will relocate existing critical and associated ancillary and diagnostic services from seismically-deficient Building 500 and add a new central utility plant at the West Los Angeles VA Medical Center of the VA Greater Los Angeles Healthcare System in Los Angeles.

The new Critical Care Center (CCC) will transform the south campus of the VA West Los Angeles into a modern, comprehensive medical campus designed to meet the evolving healthcare needs of Veterans. The multi‑phase development includes a new inpatient hospital, a new 52,000-square-foot Central Utility Plant (CUP), a new Logistics Transportation Hub (LTH), and extensive site infrastructure upgrades. The project is fully aligned with the campus master plan and has been carefully planned to respect the site’s Historic District and broader environmental considerations. Together, these improvements will establish a state‑of‑the‑art clinical environment that enhances patient care, operational efficiency, and long‑term campus resilience.

The new six-story hospital consists of three stories of patient care units set on a three-story podium containing diagnostic and treatment functions and support programs. The three podium levels include Sterile Processing, Morgue, Pharmacy, Police and other support functions on the Ground Level, Emergency department and Imaging along with the main lobby are located on Level one, ICU and Surgery are placed on Level 2, Mental Health is placed on Level 3 and Med-Surge patient rooms are placed on Levels 4 and 5.

The CCC is a state‑of‑the‑art, base‑isolated hospital facility designed to meet stringent blast‑resistance and progressive‑collapse prevention criteria. The building incorporates an AGV system to support material management and enhance operational efficiency. Its organizational framework and functional operations will maintain seamless inter‑relationships with services remaining in Building 500, the existing hospital, as well as other independent clinical and support operations across the campus.

The Columbia Heights City Hall is the first of its kind in Minnesota; the City Hall that will be constructed within a residential housing development. LEO A DALY has assisted the City with design a new 20,000 SF facility which will sit at the prominent corner.

Located on the ground level, this new city hall maintains a direct and approachable entrance to the highly-traveled Central Avenue, making it more accessible to the citizens of Columbia Heights. LEO A DALY has designed the new city hall to allow large expanses of glass and provide as much natural lighting into the interior as possible. To address the security concern, a fritted film provided on the exterior glazing limits direct views into the work area by the public, but maintains a connection to the exterior. This new city hall includes space for the City Manager and Administration, Finance, Community Development and Planning, Information Technology, Surveying, large staff meeting spaces, file rooms, and work areas with a break room. Additionally, a fireside community meeting room, and a Council Chambers with high-end AV systems and an adjacent meeting/conference room for break out sessions separates the greater space by a sliding glass wall that opens directly into the Council Room for varied uses and flexibility.

To respond to Pennington County’s growth and development, our design team undertook an extensive needs assessment and facilities master planning effort. The master plan effort consisted of three parts – the facility inventory and assessment, the needs assessment, and master plan option development. The intention of this effort was to provide a base of information in order to support current and future decision-making to determine long-range facility solutions.

LEO A DALY lead the client in an extensive week long charrette process to vet the program and understand the best arrangement of building functions to serve both their constituents as well as employees. The process also vetted efficient building configurations relative to maximize daylight harvesting as well as preliminary energy modeling to synthesize program organization and efficient HVAC distribution.

Big Brothers Big Sisters (BBBS) of the Midlands worked with the LEO A DALY design team to fit out the interior office environment of the historic Harris Building located at 15th and Howard. The space was created to serve as both an office environment for staff and as a gathering place for BBBS events including match days and other celebrations.

The space was designed to be highly flexible, including mobile furniture that can be easily arranged for specific needs. Additionally, branded lighting and graphics makes the space unique to BBBS while keeping the historic aesthetic of the original Harris Building, which includes exposed brick and concrete floors.

A new interior steel canopy was designed to separate the interior work zones from the more collaborative areas and provides a structure for marker boards, pin-up boards, monitors and similar collaborative capabilities.

LEO A DALY served as architect for the tenant improvement of 13609 California Street, the new headquarters for Triage, LLC. The five-story, 104,000-RSF office building was transformed into a modern, efficient workplace designed to reflect Triage’s culture and support its continued growth.

Phase I encompassed approximately 73,000 RSF of new space for Triage, while existing tenants remained in portions of the first floor and the entire fourth floor. The project required careful phasing and coordination to minimize disruption and maintain building operations throughout construction.

In addition to the Phase I build-out, our team developed schematic design concepts for the full 104,000 RSF to establish a cohesive vision for future expansion. The completed design delivered a flexible, collaborative environment that enhances employee engagement, promotes productivity, and celebrates Triage’s brand identity.

The new 38,000 SF New Ulm Readiness Center is home to the battalion headquarters for the 1st Battalion, 125th Field Artillery Regiment and Company F of the 134th Support Battalion (ABCT). The readiness center joins a recently completed vehicle maintenance shop to create a 30-acre Minnesota Army National Guard (MNARNG) campus.

This new Readiness Center facility was designed to meet the mission of modernization, resilience, adaptability and provides the necessary administrative, training, and storage areas required to achieve and sustain mission proficiency. The community of New Ulm, MN has long supported the Minnesota Army National Guard with a historic stone armory landmark centered in the heart of downtown for over a century. The historic facility maximized public visibility and recruiting potential; however, it had become increasingly unfit as it aged thus driving the need for this new facility.

The Seabird Resort design is inspired by oceanfront Craftsman-style estates, breathtaking ocean views and integrates seamlessly with the surrounding community. Situated within a 2.8-acre development, this resort forms the most significant oceanfront project in San Diego County in over 50 years.

Encompassing an entire city block, it boasts 226 guest rooms and suites, an inviting outdoor pool, an elegant library, a restaurant and oceanfront bar offering locally sourced cuisine, a top-notch spa, and nearly 20,000 square feet of meeting space.

Alongside the iconic Oceanside Pier, the hotel’s design is inspired by the City’s rich history and natural environment. As a grand seaside resort alongside the iconic Oceanside Pier, the hotel captures the beach community lifestyle of surf culture, and the classic California coastline.

The interior design pulls from a mix of traditional and modern elements, largely influenced by the colors of the ocean, beach house style, natural textures, and nautical features. Comfort is a priority, flip-flops are a necessity, and fine dining doesn’t require long pants.

For art enthusiasts, the art gallery, OMA West, serves as an extension of the Oceanside Museum of Art (OMA), showcasing the works of local artists and providing an enriching cultural experience for guests.

The iconic Kona Village Resort has been brought back to life following its 2011 closure. Embracing the culture of early Hawaii, the rebuilding focuses on conservation, sustainability and a casual ‘sense of place’. One feels marooned by choice amongst the individual guest room buildings, the natural landscape of lava, lush vegetation, and ponds spread across 81-acres alongside the beauty of Kahuwai bay.

Respecting the native Hawaiian’s traditional knowledge of sustainability as a lived practice, Kona Village Resort boasts three LEED Gold certifications for the iconic Moana Restaurant, Spa and Employee Village. The design raised the standards to address energy efficiency, water conservation and performance for green building design, construction, operations and performance. The rich cultural heritage of “Malama ‘Aina” – caring for and honoring the land was integrated throughout the development.

All of the landscape utilizes reclaimed wastewater and an onsite system of filtered well water for water conservation. A photovoltaic system provides 100% renewable energy. The stored energy will be utilized during peak demand and reduce the stress on the Hawaii Island grid.

The resort is also pursuing TRUE and SITES certifications which will make the resort the first in the world with all three distinctions.

The Pechanga Resort Casino expansion builds on a strong 25+ year partnership between Delawie, a LEO A DALY Studio, and the Pechanga Band of Luiseño Indians. It establishes the resort as California’s ultimate luxury gaming destination. At the heart of the development is a 13-story hotel tower, boasting 550 well-appointed rooms that cater to guests’ desire for lavish comfort.

The architecture blends modern design with cultural significance, incorporating elements inspired by the rich heritage of Pechanga. Inside, a grand lobby welcomes visitors with sophistication and warmth, adorned with carefully curated indigenous artifacts.

Beyond luxury accommodations and leisure amenities, the resort hosts a variety of events. With 67,000 square feet of custom-designed event space, the resort caters to meetings, conventions, concerts, and sporting events like boxing and mixed martial arts. The Andaz Scottsdale Resort and Spa is a renovation of an existing resort, built in 1989, set within a 25-acre desert oasis in Paradise Valley overlooking Camelback Mountain. The renovated resort was designed as a “desert modern” retreat, inspired by midcentury modern architecture. The 201 guestrooms and suites, an increase of 31 keys, were configured in clusters of casita-inspired bungalows, including two new Presidential suites.

The Guest House is the central element of the resort, serving as a social gathering place for guests and locals. The architectural design includes floor-to-ceiling glass walls to highlight the unique and inviting indoor Weft & Warp Art Bar + Kitchen restaurant and lounge spaces. The exterior’s expansive patio spaces encourage guests to sit and socialize around movable furniture and multiple fire elements.

The meeting and events building features 10,000 SF of indoor space and 36,000 SF of flexible outdoor space to accommodate large and small gatherings. The main pool, lined with private cabanas, links to the Turquoise Pool Bar. The building that houses the Palo Verde Spa & Apothecary is connected to the resort’s second pool, while the third pool is located in the secluded Retreat area.

Delawie, a LEO A DALY Studio, was the Design Architect and Architect-of-Record, and EDG Interior Architecture + Design was the interior designer on the project.

The Nebraska State College System Board of Trustees and Peru State College partnered with our planning and design team to advance Project ROAR—an initiative centered on strengthening student success by investing in physical wellness, mental health, and campus life amenities.

Working closely with campus leadership, athletics, facilities staff, and student stakeholders, we developed a comprehensive Athletic and Recreation Master Plan to guide implementation over the next decade. The plan defined program needs, building sizes, site strategies, and projected costs for a new Indoor Recreational Complex distributed across the College’s 104-acre campus.

The resulting 104,000 SF development is anchored by an 85,000 SF air-supported dome that provides year-round, all-weather training and recreation space. The dome accommodates a 50-yard football field with two end zones, two full basketball courts, and an 8,000 SF strength and conditioning area—creating flexible space for varsity athletics, intramurals, and general student recreation.

An additional 8,000 SF amenities building supports baseball and softball programs with modern locker rooms, coaches’ offices, concessions, restrooms, and sports therapy space.

Together, these facilities position the College to enhance recruitment, retention, and overall campus vitality by reinforcing the connection between student well-being and academic success.

The JW Marriott Las Vegas Resort & Spa introduces a comprehensive series of upgrades designed to enhance the guest experience and elevate the resort’s signature luxury. A newly developed High Limit Gaming area will offer an exclusive, premium environment for high‑tier guests, while the spa renovation—encompassing both an update of the existing facility and a thoughtful addition to the building—will redefine relaxation and wellness on the property.

To expand the resort’s dining and retail offerings, a new Starbucks and the Wineaux retail concept will be added within the existing building, providing guests with added convenience and curated experiences. Additionally, the revitalized food court will feature a variety of new restaurant concepts, transforming it into a vibrant culinary hub.

LEO A DALY was selected to provide concept designs and programming for Delta Air Lines and AeroMexico’s new joint maintenance facility in Queretaro, Mexico. We teamed up with contractor GMI to create an innovative, cost-effective, and low-maintenance design for the 500,000-square-foot joint facility. Using GMI’s innovative hub-and-spoke space frame system, designed for clear spans, construction costs were kept low and future upkeep to a minimum. The three-hangar concept provides for up to nine narrow-body aircraft positions, or four larger, wide-body aircraft positions.

One of the largest design-build projects in Mexico, the development includes three hangars, new landside access service drives and loading docks, support shops and mechanical rooms, personnel support spaces, a recreation building, and an executive/administrative suite. In addition to programming and concept design, the firm incorporated numerous sustainable design strategies, including photovoltaic solar panels that generate 75 percent of the facility’s power, daylight harvesting, rainwater capture systems for gray-water reuse, aircraft-wash wastewater recycling, and the use of locally manufactured materials where possible.

United Airlines required an upgraded base for their regional Inflight staff, pilots, and flight attendants. LEO A DALY provided architectural and interior design services to fully renovate the existing United Air Lines Inflight Domicile space. The previous domicile was a fully enclosed space with outdated fixtures, unorganized layouts, and without any natural light. The newly renovated space included windows with ample natural light, new light fixtures, private offices, and lounge areas.

With limited real estate at Los Angeles International Airport, the domicile needed to remain operational to support the 365-day operations. The project was divided into two phases, providing temporary accommodation to Inflight staff while construction occurred with each phase.

Prior to phase 1, enabling work was performed. This included minor modifications to the existing rooms on the south area, installation of temporary workstations, additional power, and surface-mounted data outlets.

Phase 1 consisted of the demolition and construction of the north area. Employees were relocated to temporary spaces on the south side. The north area comprised of reception area, staff lounge area, briefing rooms, conference rooms, private offices, coffee station, restrooms, and office supply rooms.

Phase 2 consisted of the demolition and construction of the existing south side. Scope of work included common areas, conference rooms, breakroom, and sleeping room.

LEO A DALY designed a 194-foot-tall air traffic control tower for Phoenix–Mesa Gateway Airport (PMGAA). The tower includes a 550-square-foot control cab accommodating up to eight controllers and is fully compliant with all current FAA criteria.

Our team is provided full architectural and engineering services. The expanded ground-floor base building houses FAA electronic equipment and storage rooms. The lower portions of the tower shaft are unoccupied and accommodate vertical circulation, including an egress stair and elevator, as well as mechanical, electrical, communications, fire protection, and NAVAIDS utility risers.

The upper tower shaft features a two-story expanded occupied ring that includes electronic and computer equipment spaces, a staff breakroom, meeting and training room, air traffic manager’s office, restrooms, mechanical and electrical rooms, and storage areas.

The tower is partially funded through the FAA Contract Tower Program. The new facility will replace the existing tower constructed in 1968 to serve the former Williams Air Force Base airfield.

LEO A DALY was part of the development team, as on-call architectural consultant, for the Dallas/Fort Worth (DFW) International Airport TRIP Program, or Terminal Renewal & Improvement Program. The effort brought high-value improvements to operations, passenger processing and aesthetic appearance at DFW. The purpose of the project was to integrate eight new Automated People Mover Stations into existing Terminals A, B, C, & E and to relocate holdrooms, concessions, public toilets, airline support spaces, airline clubs, and DFW offices that were displaced by the new design.

TRIP’s Terminal B-to-D connector project joined three Terminal B domestic gates to Terminal D’s Federal Inspection Services (FIS), allowing them to operate as either domestic or international. We also rejuvenated the interiors to create a harmonious look with Terminals B and D.

Terminal E’s renovation began with reactivation of its “satellite” terminal, and features enhanced tunnel connections, a newly designed airline common club, and expanded Terminal E ticketing and baggage claim facilities. The renovation also included updated HVAC and electrical systems, updated information technology, new interior finishes, and enhanced entries.

Two entrances, or “gateways,” were designed for each of the eight stations. Approximately 20,000 to 30,000 SF of new, concourse level space was added at each Terminal Station.

The University is embarking on a transformative campus master plan, beginning with the new 125,000-SF Marshall and Vera Lea Business Hall. Currently, the business program serves over 500 students, with enrollment projected to reach more than 900 by the time the new facility opens.

The six-story building features an inviting two-story atrium that welcomes visitors into the heart of the new academic business hub. Key amenities include a stock trading room with professional terminals and a stock ticker, a 310-seat tiered lecture hall and expanded spaces for the Titus Center for Franchising and the LeMieux Center for Public Policy. These elements will foster a pipeline of highly ethical business leaders for both the region and the nation.

The University has received AACSB accreditation, an honor earned by only 6 percent of business schools worldwide and recognized as the highest standard of excellence in business education.

Faced with aging facilities and insufficient space to accommodate increasing enrollment in its health science programs, the University needed to design a new space that offered opportunities for consolidation, interaction, and collaboration. Putting students at the center of learning, research, and other activities, this multi-story project included:

Teaching Labs & Research Spaces: Featuring everything from seven lecture halls to 60+ laboratories including: general biology and chemistry labs, to specialized teaching labs in soil and field biology, labs housing instrumentation and a nuclear magnetic resonance spectrometer, as well as a laser lab, computational center, growth room, cold room, and tissue culture suite, the new Spearman C. Godsey, Science & Research Center design minimizes single-use spaces, utilizing a uniform planning module that allows for adaptability and flexibility.

Learning in Motion: Each floor was designed with student collaboration spaces along the central corridor, accessible to and within view of classrooms, labs, and faculty offices. Corridors were intentionally oversized, allowing students to spill into the building wings and engage in breakout sessions outside teaching and research labs, creating a “learning in motion” environment.

Engineering Infrastructure: The MEP systems were designed with the potential for future modification or expansion, consisting of 103 miles of electrical wire, 12.5 miles of plumbing pipe, 880 tons of air conditioning, and 89 fume hoods.

As part of the effort to renovate and expand three former 1920s through 1960s era education buildings on campus, the University turned to LEO A DALY to manage and coordinate an in-depth research and decision-making process that helped the school identify the architectural programming and adaptive reuse scope of work to be designed for 115,497 SF of academic space. This included:

Helble Hall, Renovation and Expansion (Constructed in 1958)

New front entry
Created a new central hub with a multi-functional commons for small and large gatherings and independent and small group collaborative study
Created experiential overlap among all departments in the College of Education
Contains T.E.A.L. (Technology Enabled Active Learning) environments as well as office suites

Cathedral School (Constructed in the late 1920s)

Converted spaces into classrooms, post-graduate teacher development functions, and administrative offices
Renovated historic classroom with hardwood floors and slate chalkboards, which represent an aging learning environment still ever-present in the spectrum of American Schools

Wabasha Recreation Center (Constructed in the late 1920s)

New front entry
Converted the building into the space for Physical Education and Sports Sciences (PESS)
Expansion provided a new main building entry, departmental office space, classroom, collaboration spaces, equipment storage, and restrooms.
